When Detroit homeowners face the complex probate process, the stakes couldn’t be higher. Without clear title to their properties—often called “heirs property”—families risk losing their homes to tax foreclosure, unable to access critical resources or make necessary repairs.
Recently, some passionate Rocket Legal team members reached out to our Volunteer Engagement and Giving team: they wanted to help residents navigate this difficult and often traumatic process. Since then, 13 Rocket Legal team members have been using their unlimited volunteer hours to support Lakeshore Legal Aid, using their professional expertise to help Detroit residents navigate the probate system and secure clean title to their homes.
Skills That Make a Difference
For Rocket team members, this isn’t just volunteering—it’s a chance to apply their legal skills where they matter most. Working directly with Detroit families, these skilled volunteers help untangle complicated property issues that have often persisted for generations, clearing the path for homeowners to maintain and invest in their properties. At this recent volunteer event at Lakeshore Legal Aid, our Rocket Legal team members helped Detroit residents clear property titles through probate court. They assisted families who inherited homes without proper documentation—whether due to a relative passing without a will, missing deed transfers, or generations-old properties lacking clear titles. The volunteers’ work included preparing and filing all probate court documents and fee waivers to help families transfer ownership into their names so they could legally manage their properties. This support was especially critical because Wayne County Probate Court remains closed to in-person services since COVID-19, making an already difficult process even more challenging for grieving families.
And the impact of this opportunity goes beyond individual families. By helping residents secure clear title, these volunteers are helping preserve Detroit’s housing stock and creating opportunities for long-term stability in neighborhoods across the city.
A Shared Commitment to Housing Stability
This work aligns perfectly with the Gilbert Family Foundation’s commitment to housing preservation in Detroit. Last year, Gilbert Family Foundation invested $1.5 million with Lakeshore Legal Aid and Michigan Legal Services to scale up probate services specifically for homeowners at immediate risk of tax foreclosure. The partnership demonstrates what’s possible when resources, expertise, and community commitment come together. In the video above, Paris Wilson, Senior Program Manager for Housing Stability at Gilbert Family Foundation, talks about why investing in heirs properties and estate planning is so critical to preserving housing.
This investment was supported by research released by “think-and-do-tank” Detroit Future City (DFC), which examined the issue of heirs’ properties in Detroit. Key findings of that report highlighted that as of 2023, there were more than 5,500 heirs’ properties in the city worth $270M – a huge potential loss for ling-time Detroiters if this issue continues. That’s why we’re determined to not only empower residents with the resources they need to stay in their homes, but also help preserve generational wealth in the process.
